What I am selling is the best deal for the best price once you understand all the benefits! These are, primarily:
--It's a kit- you assemble it- it's not hard- anyone who knows how to use a drill can put it together
--The interior walls are finished and painted as soon as you put it together- other sheds require finish-out, sheetrock
--it's insulated - other sheds charge extra- a lot extra
--It doesn't rot - no mold
--It doesn't catch fire
--It can be disassembled to move- other sheds would need to be destroyed or lift with a crane or forklift
People have bought these for offices, play rooms, Airbnb, extra bedrooms, and a place for Mom. You CAN rent it out if you understand how to apply the Fair Housing Act, and care-taking is part of the agreement for staying there. However, understand that without it, you are doing an illegal rental under local code. I suggest renting out only if you have a person over age 60 living somewhere on your property, or a person even with a partial disability, so you can obtain special accommodation to local housing code. To illustrate:
Example A: Build "temporary" tiny house and rent it for $900 a month. The city will call this an "illegal rental" if they find out about it (a neighbor complains).
Example B: Build tiny house shed and rent to a student for $900 a month, after paying student to take out trash every week for Mom, who is over age 60, or help with other "activity of daily living." This could be a special exemption from local city code under the Fair Housing Act.
Example C: Your child has a learning disability, and the tutor sleeps in the tiny house as part of their exchange for tutor services.
Example D: You build the tiny house for daytime use only, like an office, with the blessing of the city.
Better than a shipper container. Please note: These units are for the SHELL ONLY!!!! You are buying the hardest part- the insulated box. No...I do not include bathrooms and kitchens...that part is easy but up to you with local labor. Electrical is easy. It just depends on how elaborate you want to get. I can show you a $20 electrical outlet solution using an extension cord.
These are unassembled, and take less than a day to assemble for a 10 x 12 unit. Most people have a family or friend help them with that. If you need help finding someone, I can help, but generally I do not maintain a list of people who assemble these, and no, I will not assemble it for you, so please don't ask.

Assembly is easy. Just need a person who knows how to use a drill and a saw. Goes together in just a few hours. The panels can be carried into any backyard space. Cheaper than a mobile home and can sit there while looking good at the same time.

The wall panels click together to make walls that are insulated and strong. Pre-painted, too. You can leave it like it is, or put siding on it. Or paint it if you don't like the color.
Taller unit pictured is new height option of over 13 feet for total of $5199 on 10 x 12 size, including one sliding door. No, this does not include the loft, the fittings you see, or the siding. The buyer did all of that himself, after assembling the basic kit with taller walls option.
